Review the getting started flyer that Chatrice will send you.

–  Chatrice will order business cards for all new agents.  Once you receive your first order   you will be responsible to pay for the next purchase. If you need to place another order you can contact Chatrice and she will provide you with your order number that is assigned to your business card.  You can then contact Vistaprint at 866-614-8002  to place your order.

– On the www.libertybelloffice.com site there are instructions if you would like to get licensed in NJ.

– “If you would like to pick a office sign up from the office please be sure to contact Chatrice first so she can confirm if there are any signs available. A $10 deposit is required for the use of an rental or for sale sign; when the office sign is returned your deposit will be refunded.”

– Liberty Bell does not provide lock boxes to the agents.
Please go to Lowes, Home Depo or your local hardware store to purchase one.


You can purchase your office signs, if you would like. The office designed
our For Sale sign and ordered it through www.buildasign.com. You can use
whatever company you would like. You’ll just need to submit the office
logo (EPS Format) to the company that you select.


You can order your own staionery to conduct your real estate business.

Chatrice has taken photos of some of our agents.  If you would like her to take your photo, schedule an appointment with her.


Yes you can meet with clients at the office. However, you must now reserve
the conference room for all appointments handled between the hours of
9am to 8pm.

We have created a tab for you, located at www.libertybellbackoffice.com
website. The tab is located on top of the page and is called
Conference Room. When you click on this tab, it will bring
up a monthly calendar of the conference room. You will be able to see
when the conference room has been reserved or is available.

If you would like to reserve the conference room, you can use this link to schedule the room.

We now have a total of 74 agents at out Liberty Bell Jenkintown office
and we want to ensure that we are able to accommodate you and your
clients.


Please let Chatrice know if you have a client stopping by the office to
drop off //pick up anything. Advance notification will allow us to make
sure your client is taken care of accordingly.

If your paperwork is not submitted, your listing will be removed
from Trend!!


You’re responsible for entering your own listings and photos in Trend.
If you have a problem with putting your listing in Trend, contact
Trend customer service at 877-330-9900.


If someone calls the office and leaves a VM on the office line , we will forward the voice message directly to you. If Dan or Chatrice speak to the client we will provide them with your contact information.

If they have a mortgage on property you will need the following:
– Copy of mortgage statement
– Signed mortgage authorization form

* We need to know if their is a mortgage or loan owed on the property.
Please provide lender name, balance and contact number. Ask your client
for a copy of their mortgage statement, if they don’t mind giving it to you.
The statement gives the office conveyancer detailed information that is needed so she can order the mortgage payoff.

When you submit an incomplete file, it slows down the processing time for
our office conveyancer. All incomplete files will not be accepted.


Yes, once your home inspection is over you need to let Chatrice know
how things went and send her a reply to home inspection form if it applies.
Most of the times, we don’t order title until home inspection and
negotiations are complete. This way we still know if you have a live deal
or not.


If your AOS is terminated you must do the following:

– Send Chatrice a copy of the termination of AOS document signed by all parties so she can place this in the file and close it for you.

– Termination document is also needed in order for the buyer to receive
their earnest deposit; we will not write out an escrow check unless
this is in the file.


Yes, Liberty Bell works with two title companies:
MBA ABSTRACT / J & T ABSTRACT

Our title companies will charge the minimal amount allowed by
the state for a buyer to get title insurance.

Keep in mind when working with our title companies; it gives us some
control over your transaction. If you work with a company that
we don’t have a relationship with, our input can be limited at times.


Yes, our office conveyancer is Chatrice Goldsmith.
She works with the title companies and processes your file so you can close.
Once Chatrice receives an executed file from you submitted via Dotloop, she will send an Intro to Liberty Bell Conveyancer email to both real estate agents and lender.
In this email it provides all of Chatrice’s contact information, office hours and the title company contact information.

If you have an executed transaction and the listing agent or lender asks you
for the title company information, let them know that your office
conveyancer will provide them will of the details via email.

Chatrice will handle the following:
– Will order the the title commitment and send to all parties once received
– Tax, water, sewer certs, U&O and mortgage payoff
(Title company will also assist with this)
– Will send out settlement notice to all parties
– Will order PRE- HUD before closing
– If the buyer or seller needs a closing package sent to them, you must
let Chatrice know and provide the clients mailing address or email.
The title company will forward a package to them with instructions.


Yes, you must bring these items back to the office once settlement is over.

– Closing Disclosure ( just ask the title clerk for a copy)

– Marked up title ( just ask the title clerk for a copy)

– Commission checks ( check your commission checks before you leave and make sure the amounts are correct)


All Liberty Bell commission checks will be processed in two business days.

– The office must have a completed file with all paperwork in order for
your check to be released. Once your check is ready, Chatrice will notify you by phone or email.

If you have a listing and need an agent to work the opening with you, or to
sit the open house you can send out a group email to all agents.

– In your email be sure to provide all of the details for the opening.
Examples: mls#, price, location and time of open house

– Be sure to tell the agents to contact you if they are interested in
working the open house for you.


This information is displayed on your Independent Contract form.

Independent Contractor shall receive from the Broker 80%
of all commissions that the Independent Contractor earns.
Broker shall maintain 20% of all commissions that the
Independent Contractor earns, with a minimum commission
split of $1,000 or 50% of commission per transaction,
whichever is less and a maximum commission split of $3,500
in any calendar year, at which point Independent Contractor
will receive 100% of all commissions earned!

– So if the commission is not the office minimum of $1,000, 50% or $1,000 will be subtracted from the commission amount.
Whichever is less.

– On a rental transaction the office will take 20% and there is no
Broker service fee.


Liberty Bell Real Estate will pay our agents up to $500 for referring other agents to our office. Payments will be made in 2 parts.

Part 1 will be paid in the amount of $250 when the referred agent makes settlement on their first transaction with our office.

Part 2 will be paid in the amount of $250 when the referring agent makes a settlement after the referred agent closes their first transaction.
